About Keursnel
Keursnel is software for building inspections of homes in the Netherlands. You choose what you see for each building element, and Keursnel turns it into the report, the cost estimate and the NHG annex.
What does Keursnel do?
Keursnel is a web app for inspection firms and inspectors. You walk through the home and choose what you see for each item.
Each answer comes with a text, a rating, an amount and a timeframe. That way, the report builds up as you inspect.
The template has 42 chapters, from roof to crawl space, and over 4,800 answers. For the cost estimate there are 1,176 rates.
- The report, with In het kort (“in short”), Eerst doen (“do first”) and Ons beeld van de woning (“our view of the home”)
- A cost estimate per chapter and per timeframe
- An NHG annex with the codes and cost layout of the NHG model
- A check before you deliver
Why does Keursnel exist?
Keursnel was made so you can inspect without the hassle afterwards. You fill in the details on site, and Keursnel creates the report and the cost overview straight away.
The texts in the report are written in-house, short and in plain Dutch. They contain no texts from other inspection platforms.
Keursnel does not use AI. Even the narrative at the top of the report, Ons beeld van de woning, comes from fixed rules. You can replace any paragraph with your own text.
Delivering turns the inspection into a fixed report version. It never changes again and has a checksum. If you change something later, you deliver a new version.
For a mortgage with NHG (Nationale Hypotheek Garantie, the Dutch National Mortgage Guarantee), Keursnel makes an NHG annex with the codes and cost layout of the NHG model. NHG does not approve software: the lender reviews the report.
- Texts written in-house, in plain language
- No AI: fixed rules instead
- A report that never changes without you noticing
- An NHG annex that follows the codes of the NHG model
How is Keursnel built?
Keursnel is a web app: you open it in the browser. There is no app in the App Store or Play Store.
The app is made for laptop, tablet and phone. It has not yet been tested on real tablets and phones.
Data, files and live updates are stored with Supabase. Login runs through Keursnel's own gateway on Vercel.
The app also works without internet. What you enter first goes, encrypted, into a queue on your device. When there is a connection, it goes to the server.
Colleagues can work in the same inspection at the same time. Changes appear live.
The app only talks to Keursnel's servers, with three exceptions. These only happen after an action by you: the address goes to PDOK, a building number goes to 3D BAG, and a font comes from Google Fonts.
What works now, and what comes later?
The building inspection of a home works now, from input to report. It includes the cost estimate, the NHG annex, the check, the team and sharing with a link.
Seven other inspection types are marked as coming soon in the app. They are not in Keursnel yet, and there is no date yet.
They are the energy label and EPC, the new-build handover inspection, the NEN 2580 measurement report and the multi-year maintenance plan. Then there are the pre-construction condition survey, the damp and mould survey and the rental points count.
These are not available yet either: paying online, and invitations that Keursnel emails itself. Payment is still a trial: Keursnel does not charge you anything.
The app and the report are in Dutch for now. English, German and French are coming soon. Part of this site is already available in those languages.
Also coming soon: importing old reports yourself, from Keursoft and from other software packages.
- Now: the building inspection
- Coming soon: seven other inspection types, with no date
- Not yet: paying online
- Coming soon: the app and the report in English, German and French
What does Keursnel look like?
Keursnel has its own house style: Onder de pannen (Dutch for “safely under a roof”). The logo is a roof tile in the shape of a shield, with a k in it.
The colours are roof tile (#DD6B4A), petrol (#0F4A4C), light blue-green (#DCEBEA) and warm white (#FFF8F0). Headings are set in Gabarito, body text in Figtree.
A report from the free plan gets this house style, with the line “Gemaakt met keursnel.nl” (“made with keursnel.nl”) at the bottom. With a paid plan, you use your own logo, colours and fonts.
You then also choose from 20 designs, including Klassiek (“classic”). The content stays the same in every design.
What can you expect from us?
Everything this site says about the app, you can find in the app. We name no clients, no reviews and no figures that we cannot show.
The prices are on the site. A single inspection costs 1 credit, at €25 excluding VAT.
We say so when something is not available yet. That way you know in advance where you stand.
