Check before delivery: review first, then the report
Before you deliver, Keursnel goes through the whole inspection. A blocking point stops delivery; a warning asks you to check something.
How the check works
Watch for warnings while you inspect
If something is not right, “Let op” (warning) appears next to the row and the chapter, so you see it while you are still inspecting.
Open Controle
Controle (the check before delivery) lists all points together. The blocking points and the warnings are shown separately.
Go through the points
With the check bar you move from point to point, using Previous and Next. You do not have to keep going back to the list.
Deliver
No blocking points left and everything saved? Then you deliver. Keursnel locks the report version with a checksum.
What is the difference between blocking and a warning?
A blocking point stops delivery. Think of a row that has not been answered, or an amount without a timeframe. First you resolve it, then you can deliver.
A warning does not stop anything. It is a request to check something. If you think it is right as it is, you deliver anyway. The warning goes into the report version.
Keursnel has 40 checks. Of these, 20 are blocking and 17 give a warning. One check can be either: a missing characteristic of the home. Two checks stop delivery if the house style or the report layout is not valid.
What stops delivery?
Blocking points concern what the report really needs. Without an address or inspection date, a report is not complete. And an amount without a timeframe does not fit in the cost overview, which adds up per timeframe.
The numbers must also match. If the home profile says the home has two dormers, the inspection must contain two dormers too.
On the free plan, your firm gets 3 reports per calendar month. Once that limit is reached, the check stops delivery. You can then switch the inspection to paid for 1 credit.
- Address, inspection date or inspector missing
- A row has not been answered
- A quantity, amount or rate is missing
- A defect without an amount and without a reason
- An amount without a timeframe
- The number of instances does not match
Which warnings does Keursnel give?
A warning points to something you had better check. You decide what to do with it. Change it, or leave it if it is right. A few examples:
- Answers that contradict each other
- A missing additional note
- Costs that belong to another item, but are not there
- A rating you set yourself that is milder than your answers
- A defect without a photo, or a rate that is still provisional
- A custom finding next to a row set to “in orde” (in order)
- An item for the NHG annex without a storey
How does Keursnel know that answers do not fit together?
Some of the warnings come from fixed rules in the template. Those rules know how building elements relate to each other. There are 201 of them, of three kinds.
An example of a contradiction: you choose timber boarding for the ceiling. Under fire safety, you still set the ceiling to “in orde”. Then Keursnel warns that the report contradicts itself.
An additional note is missing when an answer asks for an explanation from you, and that explanation is not there. With costs that belong elsewhere, an answer refers to another item for the costs. If there is no amount there, you get a warning.
- 76 rules for answers that contradict each other
- 63 rules for an additional note that is needed
- 62 rules for costs that belong to another item
How do you go through all the points?
You do not have to wait until the end. While you inspect, “Let op” appears at the row where something is wrong, and at the chapter. That way you resolve many points while still on site.
In Controle, all points are listed together. With the check bar you then go through them, using Previous and Next. So you do not have to keep going back to the list.
You can only deliver once everything has been saved. That way, the report contains exactly what is on your screen.
What happens when you deliver?
Delivering freezes the inspection into a report version, with all amounts and ratings. That version never changes again. Each report version gets a checksum (SHA-256). The app checks that number before it shows a version. If the number does not match, the app does not show the report.
After delivery, the inspection is locked. Need to change something? Reopen the inspection and deliver again. That becomes a new version; the previous version does not change.
The report states what has changed since the previous version. If you share the report with a link, the new version gets a new link. So your client never reads a changed report without noticing.
What does the check have to do with the costs and the NHG annex?
The check makes sure that every amount has a place. An amount always has a timeframe: within 1 year, within 5 years or improvement costs. A defect has an amount, or a reason why there is no amount.
Keursnel also checks the template itself. Every answer with fair or poor has an amount or a reason. Every item with costs has an NHG code (NHG is the Dutch National Mortgage Guarantee), or is deliberately outside the NHG model.
That way, the costs end up in the right place in the cost overview and in the NHG annex. That annex follows the codes and cost layout of the NHG model. The lender assesses the report.
For the NHG annex, Controle also warns you if an item has no storey, or if your KvK number, registration or signature is missing.
Frequently asked questions
Can I deliver while there are still warnings?
Yes. A warning does not stop delivery. It is a request to check something. The warnings go into the report version.
Why am I unable to deliver when there are no blocking points?
You can only deliver once everything has been saved. Wait until saving has finished, and then try again.
Can I still change a delivered report?
Not in the same version, because that never changes again. Reopen the inspection, change what is needed and deliver again. That creates a new version with its own checksum.
What is the checksum?
A number that Keursnel calculates from the content of the report version, using SHA-256. If anything in the content changes, the number no longer matches. The app checks the number and only shows a version if it matches.
Does a new version count towards the 3 free reports?
Not if you have already delivered that inspection this calendar month. A new version then does not count again. The limit of 3 reports per calendar month applies to your whole firm.
Does the check also look at photos?
Yes, as a warning. If there is a defect without a photo, you get a notification. If no photo is needed there, you can deliver anyway.
