Cost estimate: from answer to amount and timeframe

Keursnel builds the cost estimate while you inspect: an answer with costs comes with an amount and a timeframe. If an amount is not right for this home, you change it and give a reason.

Animated demo: how an answer in Keursnel gets an amount and a timeframe, and how the costs add up per timeframe. Quantity times rate, No amount, but a reason, Costs per timeframe, Your firm's own prices.

How an amount gets into the report

  1. Choose what you see

You choose an answer for each item. That answer gives a rating. For a defect, a price and a timeframe are added.

  2. Enter the quantity

If the rate is per m², per linear metre or per unit, you enter the quantity. Keursnel calculates the amount.

  3. Check the amount

Does the amount not suit this home? Set your own amount or a different timeframe, with a reason. If there is no amount, choose a reason.

  4. Deliver

On delivery, all amounts are fixed in the report version. The report shows the cost overview and, for a full inspection, the NHG annex (NHG is the Dutch National Mortgage Guarantee).

Where do the amounts come from?

Keursnel uses a table of 1,176 rates. An answer with costs uses a rate from that table, or asks you for an amount.

The amounts in the table include VAT. All rates are currently marked as provisional. The report calls the amounts indicative and states whether they include or exclude VAT.

If an amount comes from a provisional rate, Controle (the check before delivery) gives a warning. That warning does not stop delivery.

  • 711 fixed amounts
  • 168 rates per m²
  • 160 rates per unit
  • 137 rates per linear metre

What kinds of price are there?

Keursnel has four kinds of price. So you always know how an amount is arrived at.

With a price per unit, you enter the quantity: m², linear metres or units. If you enter less than the minimum, Keursnel uses the minimum quantity of that answer.

Does the home have two dormers or three bathrooms? Each instance gets its own answers and its own costs.

  • Fixed amount: the amount of the rate
  • Quantity times unit price: per m², per metre or per unit, with a minimum
  • Amount to enter: you enter the amount, for example after a quote
  • No amount: with a reason from a fixed list

What if there is no amount for a defect?

A defect without an amount and without a reason does not go into a report. In the template, every answer with the rating fair or poor has an amount or a reason.

If you choose no amount, you pick one of nine reasons. The report explains that reason to your client in one sentence.

If a defect still has no amount and no reason, for example in a custom finding, Controle stops delivery.

  • Find out more first: quote from a specialist, further investigation
  • Covered elsewhere: in another line item, VvE (owners' association)
  • No repair: regular maintenance, improvement, no action needed
  • Not in this estimate: outside the inspection, not budgeted

How do you change an amount or timeframe?

You know the home. That is why you can set your own amount or your own timeframe for each answer.

The report shows what applies. Keursnel records the deviation and your reason.

See something that is not on the list? Create a custom finding. It has its own amount and timeframe, and counts towards the costs.

  • Your own amount for an answer, with a reason
  • Your own timeframe for an answer, with a reason
  • A custom finding with amount and timeframe
  • Separate costs per instance, for example per dormer

How does your firm set its own prices?

Do you work in a region with different prices? Under Instellingen, Tarieven (Settings, Rates) you set your own prices for your whole firm.

You can also index all rates that follow the standard in one go, by one percentage. For example, 2.5% for a year of price increases. A price you have set yourself then stays the same.

Anything you do not touch follows the Keursnel standard, even after a new version. A change applies straight away, even in an open inspection. A delivered report does not change.

The main admin or a manager can change prices.

How do you read the cost overview?

The cost overview lists all costs per chapter and per timeframe, with the rating. In het kort (“in short”), at the front of the report, shows the amounts per timeframe. Directly below is Kosten per hoofdstuk (“costs per chapter”). This table shows the amounts per timeframe and the total for each chapter with costs. Each amount links to that chapter.

Every total is the sum of one list of cost lines. So the totals always match the line items below them.

A cost line is always more than zero and no more than one hundred million euros. That limit catches typing errors.

  • Within 1 year
  • Within 5 years
  • Improvement costs: an improvement, not a repair

How does the cost estimate connect to the NHG annex?

The NHG annex uses the same line items as the cost overview. Within 1 year counts there as direct (immediate), within 5 years as termijn (in due course).

Improvement costs are in a separate column and do not count towards the totals. Line items without an NHG code are listed separately. That way, the annex and the cost overview match up.

Below the answers, you see under which NHG code the costs count. You can change or remove the code, with a reason that goes into the report.

For an apartment, you fill in the cost split (kostenverdeling, k.v.). For the shared codes, only the home's share then counts.

NHG's Model bouwkundig rapport (model building inspection report) asks for amounts including VAT, and keeps direct, termijn and improvement separate.

Frequently asked questions

Do the amounts include VAT?

Yes. The rates in Keursnel include VAT. Next to the amounts, the report states whether they include or exclude VAT. The NHG model also asks for amounts including VAT.

Are the standard rates final?

No. All 1,176 rates are currently marked as provisional, and the report calls the amounts indicative. Check the prices you use often, and set your own price under Tarieven where needed.

Can a defect go into the report without an amount?

Yes, but only with a reason. You choose from nine reasons, such as a quote from a specialist or further investigation. Without an amount and without a reason, Controle stops delivery.

Can I raise all my prices in one go?

Yes. Under Tarieven you index all rates that follow the standard by one percentage, for example 2.5%. Prices you have set yourself stay the same. You change those separately.

Does a delivered report change if I change a price?

No, on delivery all amounts are fixed in the report version. A new price does apply straight away in open inspections. To use it in a delivered report as well, reopen the inspection and deliver a new version.

Why do improvement costs not count towards the NHG totals?

Improvement costs are not the repair of a defect. The NHG model keeps improvement separate and asks for an improvement plan or quote for it. That is why improvement costs are in a separate column in the NHG annex, outside the totals.

Inspect without the hassle afterwards

Record the inspection on site. Keursnel works out the costs and creates the report with the NHG annex.
