Software for the building inspection, from roof to crawl space

Keursnel is software for building inspectors and inspection firms in the Netherlands. You choose what you see for each building element, and Keursnel turns it into the report, the cost estimate and the NHG annex for Dutch mortgages.

Animated demo: a building inspection in Keursnel, from a new address to a shared report with an NHG annex. New inspection with BAG data, From roof to crawl space, Costs and NHG annex, Deliver and share.

How to do a building inspection in Keursnel

  1. Create a new inspection

Enter the address, the inspection date and the client. Keursnel retrieves the year of construction, the type of home and the usable floor area from the BAG (the Dutch national register of addresses and buildings). You check these details.

  2. Inspect the home on site

Walk through the home along your own route. Choose what you see for each item and take photos. No signal in the loft or the crawl space? You simply carry on working.

  3. Let Keursnel check the inspection

Before you deliver, Keursnel runs 40 checks on everything. If an amount is missing or two answers contradict each other, you see it next to the row. You deliver only when nothing blocks any more.

  4. Share the report with your client

Delivering creates a report version that never changes again. You share the report with a secret link, or you save it as a PDF via your browser. A new version gets a new link.

What is a building inspection, and who asks for one?

In a building inspection, you go through the whole home as the building inspector, from roof to crawl space. You record what is in order, which defects there are and roughly what repairs will cost.

A buyer has the home inspected before the purchase: that is called an aankoopkeuring (pre-purchase inspection). A seller can also have the home inspected. And sometimes the lender asks for a report for a mortgage with NHG (Nationale Hypotheek Garantie, the Dutch National Mortgage Guarantee).

For a mortgage with NHG, a building inspection report is not always needed. According to NHG, it is required if the valuation report shows one of these three things:

  • Overdue maintenance needing prompt repair, costing more than 10% of the market value
  • Further building investigation is needed
  • The structural condition of the home is poor

How do you go through the home, from roof to crawl space?

Keursnel works with a fixed template of 42 chapters and over 4,800 answers. The home profile determines which chapters and rows belong to this home.

Every answer gives a text, a rating, an amount and a timeframe. The rating is good, adequate, fair, poor, further investigation or not assessed.

If the home has two bathrooms or three dormers, each one gets its own answers and costs. This works for 14 building elements, such as the dormer, the bathroom and the boiler.

Search for a word such as “panhaken” (roof tile hooks). With one tap, you choose the answer and jump to the item. With Rest in orde (“mark the rest OK”) you set everything still open in a chapter to “in orde” (in order) in one go. Keursnel first asks whether you were able to look at everything.

A few of the 42 chapters:

  • Roof structure and framing, roofs and gutters
  • Facades, external window frames and glazing
  • Services: electricity, water, gas and heating
  • Ventilation and fire safety
  • Crawl space, foundations and rising damp
  • Materials suspected of containing asbestos

What is in the report and the cost overview?

The report grows as you inspect. At the top is Ons beeld van de woning (“our view of the home”). It is a running narrative: the overall picture, what takes priority and what it costs.

Keursnel writes that narrative using fixed rules, without AI. You can replace any paragraph with your own text.

Then come In het kort (“in short”) and Eerst doen (“do first”). Eerst doen puts the points in a fixed order: first safety, then consequential damage, then what must be done within 1 year.

The cost overview shows the costs per chapter and per timeframe: within 1 year, within 5 years and improvement costs. The amounts come from a table of 1,176 rates, or from your firm's own prices. If an amount is not right for this home, change it and give a reason.

The report shows the amounts as indicative, stating whether they include or exclude VAT. For a paid inspection, the report can come fully in your own house style, with a choice of 20 designs.

These are the parts of the report:

  • Cover page, contents and home details
  • Ons beeld van de woning, In het kort and Eerst doen
  • Overview and chapters, with findings and photos
  • Cost overview per chapter and per timeframe
  • Not assessed and not applicable
  • NHG annex and disclaimers

How does the NHG annex work in practice?

When a building firm makes a report for NHG, it must use NHG's Model bouwkundig rapport (model building inspection report). Keursnel makes an NHG annex with every full report, even on the free plan.

NHG does not approve software, and that includes Keursnel. The lender checks whether the report meets the requirements. Some of those requirements lie with your firm, not with the software. Your firm must be registered with the KvK (the Dutch Chamber of Commerce) and be independent. And the report must be no more than 12 months old.

The annex contains the codes, the action per line item, the improvement costs and the remarks. For an apartment, you fill in the k.v. (kostenverdeling, the cost split), and Keursnel calculates the home's share.

Next to the answers, you see which NHG code the costs count under. You can change or remove the code, with a reason that goes into the report.

The annex matches the cost overview. Improvement costs and line items without an NHG code are listed separately. That way, you can see how the two totals reconcile.

The B codes are in a table per storey, and the summary sheet (verzamelstaat) has the lines of the model. NHG's programme of requirements and recommendations is at the end.

Further down this page, you can see what the NHG model asks for each requirement and how Keursnel fills it in.

What does a building inspection cost in Keursnel?

You start for free. You can deliver 3 reports a month per organisation, with a watermark and 1 photo per topic. Even then, every full report gets an NHG annex.

If you inspect more, a paid inspection costs 1 credit. A single credit costs €25 and does not expire. With a subscription, you pay from €7.50 per inspection. All prices exclude VAT.

A paid inspection has no watermark. The report shows 4 photos per topic and can use your own house style.

For comparison: according to its own pricing page, Keursoft (mijnwoning.nl) charges €32.50 per building inspection, excl. VAT (checked in November 2026). If you try Keursoft for free, you get €50 credit.

How does Keursnel differ from Keursoft?

Keursoft is software for building inspectors. You log in via mijnwoning.nl. Keursoft also mentions an NHG annex in the report, and says it meets NHG's Model bouwkundig rapport.

According to its site, Keursoft works with an internet connection, and it does not mention an offline mode. You pay per inspection, without a subscription.

With a paid inspection, the Keursnel report comes fully in your house style, with a choice of 20 designs. Your client can also read it as an online report, with the tabs Overzicht (“overview”), Kosten (“costs”), Rapportage (“report”), NHG and Keuring (“inspection”).

Below, you can see how Keursnel handles points that inspectors often compare. What Keursoft's site says about the same points is in the table further down.

  • Also works without internet, encrypted on your device
  • Single credits or a subscription, from €7.50 per inspection (excl. VAT)
  • Free: 3 reports a month per organisation, with a watermark
  • Line items with costs get an NHG code, which you can see and change
  • The report in your own house style, with a choice of 20 designs
  • An online report for your client, with a secret link per report version

How do you get started with Keursnel?

You sign up yourself with Start for free. You confirm your email address and log in. Your firm is then ready straight away, and you are its main admin.

Then you invite your team. Each colleague gets a link and chooses their own password. You pass that link on yourself, for example by email or WhatsApp. The link is valid for seven days and can be used once.

Want to look around first? Load the sample inspection Lindelaan 14 in Sittard, with made-up data. That way, you can try Keursnel straight away on your own tablet or phone.

There are three roles in your team:

  • Main admin: one per organisation, also handles the subscription and the payment details
  • Manager: manages the team, the credits, the house style, the texts and the prices
  • Team member: inspects homes, without management rights

What the NHG model asks, and how Keursnel fills it in

A building firm that makes a report for NHG uses NHG's Model bouwkundig rapport (model building inspection report). NHG does not approve software: the lender checks the report. This is what Keursnel puts in the NHG annex, with NHG's programme of requirements and recommendations at the end.

  • Administrative details in four blocksApplicant, inspection body, home and accountability. You enter the KvK (Chamber of Commerce) number and how your firm is registered once, under Instellingen, Bureau (settings, firm). If either is missing, Keursnel warns you.
  • Date of the inspection and name of the inspectorWithout an inspection date or an inspector, you cannot deliver. The check before delivery then holds the report back.
  • Signature by the inspectorThe inspector signs once with a finger, pen or mouse, under Instellingen, Bureau. After that, the signature appears in every annex. If it is missing, Keursnel warns you in Controle and with the report.
  • The 18 element codes, with the B codes per storeyAll 18 codes, with the names used in the model. The A codes are all included, even without costs. The B codes are in a table per storey: cellar, ground floor, each upper floor and loft.
  • The action per item: S, H, V, N or OKeursnel derives the letter from the advice for the defect: slopen (demolish), herstellen (repair), vervangen (replace), nieuw aanbrengen (install new) or overig (other). An improvement is not a defect and gets no letter.
  • Cost split (k.v.) in apartment buildingsFor an apartment, you enter one percentage. For ten shared codes, such as foundation, roof and facade, only the home's share then counts. The share of the other owners is shown separately.
  • Immediate and longer-term necessary costs, kept apartWithin 1 year counts as immediate, within 5 years as longer term. They are in separate columns, with totals per table and for the home.
  • Improvement on a line of its ownImprovement costs are shown separately and do not count towards the totals.
  • Large cost items under a code, if need be under miscellaneousIn the template, every item with costs has a code, or is explicitly outside the NHG model. Items without a code are shown separately, so the annex and the cost overview match.
  • Further investigation in the remarksItems rated “further investigation” go to the remarks automatically.
  • Costs including VATKeursnel's rates include VAT. The annex states whether the amounts include or exclude VAT.
  • A summary sheet (verzamelstaat) with totals per storeyThe lines of the model: total general, cellar, ground floor, upper floors, loft and home. Each line has immediate, longer term and total. Items without a storey are on a line of their own and count towards the total.
  • The programme of requirements and recommendations that the codes refer toIt is at the end of the annex, word for word from the model, with the related rules from the Bbl (the Dutch building regulations).

Frequently asked questions

Does NHG certify Keursnel?

No, and that is not possible: NHG does not certify or approve software. A building firm makes the report following NHG's Model bouwkundig rapport, and the lender checks it. Keursnel makes an NHG annex with the codes and cost layout of that model.

Who can make a building inspection report for NHG?

According to NHG, it can be a municipality, Vereniging Eigen Huis (the Dutch homeowners' association) or a building firm registered with the KvK. The author must not be involved in the purchase, sale, brokerage, valuation or financing of the home. The report must be no more than 12 months old. A building firm must use NHG's Model bouwkundig rapport.

Is the NHG annex also included in the free plan?

Yes. Every full report gets an NHG annex, even on the free plan. Only a partial inspection has no annex, because the NHG model covers the whole home.

Does Keursnel also work without internet?

Yes. After the first time, the app also opens without a connection. Changes and photos wait, encrypted, on your device and go to the server as soon as you are connected again. That way, you keep working in the loft or the crawl space.

Can I use my own texts and prices?

Yes. A main admin or manager adapts your firm's texts and prices under Teksten and Tarieven (texts and rates). You can also add custom answers, or index all rates in one go by a percentage. Anything you do not change follows the Keursnel standard.

Does Keursnel use AI?

No. The texts in the report come from the chosen answers, from fixed texts and from your own text. Ons beeld van de woning also comes from fixed rules. You can replace any paragraph with your own text.

Inspect without the hassle afterwards

Record the inspection on site. Keursnel works out the costs and creates the report with the NHG annex.
