The inspection report that builds itself as you inspect
Keursnel makes the inspection report from the answers you choose on site. After delivery, you share it with a link or make a PDF.
How the report reaches your client
Inspect the home
Every answer gives a text, a rating, an amount and a timeframe. The report grows as you inspect.
View the report
In the app you view the report as Telefoon (phone), Computer, Afdruk (print) or Online. That way you see what your client will see.
Deliver
Controle (the check before delivery) reviews the inspection. On delivery, everything is fixed in a report version with a checksum.
Share with the client
You share the version with a secret link, or make a PDF via your browser's print dialog.
Which parts does the report have?
A Keursnel report has 13 parts. The cover page, the chapters and the disclaimers are always included.
With Rapportopmaak (report layout) you switch the other parts on or off and choose their order. You can do this for a paid inspection.
The NHG annex (NHG is the Dutch National Mortgage Guarantee) comes with a full building inspection. If you inspect only part of the home, there is no NHG annex.
- Cover page and contents
- Ons beeld van de woning (“our view of the home”), In het kort (“in short”) and Eerst doen (“do first”)
- Home details and chapter overview
- Chapters and cost overview
- Not assessed and not applicable
- NHG annex and disclaimers
How is Ons beeld van de woning created?
At the top of the report is Ons beeld van de woning. It is a running narrative about the whole home, in plain sentences.
Keursnel writes it with fixed rules, without AI. For this, the template has over 2,700 short phrases.
Each chapter also gets a conclusion. If a paragraph of the narrative does not fit, replace it with your own text.
- The overall picture of the home
- What takes priority
- What could not be assessed
- The costs per timeframe
- The next steps
How does your client find the key points?
In het kort gives the amounts per timeframe and the count per rating. Directly below is Kosten per hoofdstuk (“costs per chapter”). This table shows the amounts per timeframe for each chapter with costs. Each amount links to that chapter. So your client quickly sees what matters.
Eerst doen puts the most important points in a fixed order. Within each group, the highest amount comes first.
Routine maintenance and improvements are left out, unless there is a serious point involving danger.
- First: points with the safety flag
- Then: points with the consequential damage flag
- Next: what must be done within 1 year
- Last: defects that first need a quote or investigation
How do you share the report with your client?
With Deel met de klant (share with the client) you create one secret link per report version. Your client opens the report without logging in.
The link opens the online report, with tabs. On a phone the bar is at the bottom, on a large screen on the left.
Under Rapportage (the report tab) there is the filter “Toon alleen aandachtspunten” (show only points to note). Anyone who prints the online report gets all content one section after another.
A new version gets a new link. So your client never reads a changed report without noticing. Anyone allowed to deliver can also share.
- Tabs Overzicht (overview), Kosten (costs), Rapportage, NHG and Keuring (inspection)
- Copy the link, or open an email to your client in your own email program
- You see how often the link has been opened
- Revoke the link whenever you want; after that it no longer works
- Search engines are told not to index the page
How do you make a PDF of the report?
You make a PDF via your browser's print dialog. Choose “Save as PDF” there. Keursnel does not make a PDF on the server itself.
In Chrome and Edge, the PDF gets page numbers and a footer. In other browsers these may be missing.
You can also save the report as one standalone file. That is a single HTML document, with the photos and fonts embedded. It does not fetch anything from outside.
How does a delivered report stay the same?
Before delivery, Controle goes through the inspection. A blocking point stops delivery.
Delivering freezes the inspection into a report version, with all amounts and ratings. That version never changes again.
However, the report does read a few things from your settings when it is shown. These are the cover page, the header text, the sign-off and the logo for a dark background.
Each version gets a checksum (SHA-256). The app checks that number before it shows a version. If it does not match, the app does not show the report.
A delivered inspection is locked until you reopen it. If you then change something, you deliver a new version. The report states what has changed since the previous version.
How does the report get your firm's style?
With Huisstijl (house style) you put your logo, your colours and your fonts in the report. Ten fonts come with the app. You can also choose from 1,828 Google Fonts, or add your own font files.
You choose from 20 designs, such as Klassiek (classic), Merkblok (brand block), Zijbalk (sidebar), Redactioneel (editorial), Stoplicht (traffic light), Magazine and Leesmodus (reading mode). The content is the same in every design.
With Rapportopmaak you choose the parts, their order, the photo layout and the cover page. You save several layouts and choose one per inspection.
Huisstijl, the designs and Rapportopmaak are paid features. The app itself can then also use your firm's house style.
On the free plan, the report is always Klassiek, in Keursnel's house style. It then says “Gemaakt met keursnel.nl” (made with keursnel.nl) at the bottom. The report then shows 1 photo per topic, and 4 for a paid inspection.
- A logo, and a separate logo for a dark background
- Four colours: main, accent, text and background
- Two fonts: for headings and for body text
- A warning when text becomes hard to read
Frequently asked questions
Does Keursnel use AI for the text in the report?
No. Ons beeld van de woning and the conclusions per chapter come from fixed rules. The texts for the answers are in the template. You can replace any paragraph of the narrative with your own text.
Can I send the report as a PDF?
Yes. Open your browser's print dialog and choose “Save as PDF”. In Chrome and Edge you get page numbers and a footer. You can also share the online report with a link.
What does my client see when I deliver a new version?
Each version gets its own link, so your client never reads a different version without noticing. The report states what has changed since the previous version. You can revoke an old link.
Can someone else find my shared report?
The link is secret and search engines are told not to index the page. A revoked or unknown link gives the same page as a link that never existed. In the app you see how often the link has been opened.
Can the report use my house style on the free plan?
No. On the free plan, the report is always Klassiek, in Keursnel's house style, with “Gemaakt met keursnel.nl” at the bottom. Huisstijl, the 20 designs and Rapportopmaak come with a paid inspection.
What language is the report in?
The report is in Dutch for now. English, German and French are coming soon. The texts for your client are written with the formal Dutch “u”.
