Reporting and inspection software for building inspectors

Good reporting software turns what you see into a report that adds up: fixed texts, costs per item and an NHG annex. Keursnel does this without AI, with fixed rules and your judgement.

Animated demo: from a chosen answer to a report text in plain language, with costs per item, the check and a fixed report version. Choose an answer, The text is in the report, Costs per item, Fixed with a checksum.

What is Keursnel?

Keursnel (keursnel.nl) is software for building inspections of homes in the Netherlands: you record what you see per building part, and Keursnel turns it into the report, the cost overview and the NHG annex, in your firm's house style. Free for 3 reports a month; after that €25 per inspection, or from €7.50 per inspection with a subscription (excl. VAT).

What does reporting software do in a building inspection?

Reporting software turns your observations into a report. In a building inspection, that is more than text. Your client wants to know what is wrong, what it costs and what comes first.

In Keursnel, you choose what you see for each building element, so the report builds up as you inspect. A section or chapter gets the most severe rating of everything below it. That way, your client sees at once where the concerns are.

An answer carries this information:

  • Text: what you see and what you advise
  • Rating: from good to poor, or further investigation
  • Amount and timeframe: within 1 year, within 5 years or improvement
  • Sometimes a flag: safety or consequential damage

Why fixed texts in plain language, without AI?

Keursnel does not use AI. Every sentence comes from the template, from fixed rules or from your own text or your firm's. So you always know where a sentence comes from.

The texts are written in-house, short and in plain Dutch. They are not copied from other inspection platforms.

At the top of the report is Ons beeld van de woning (“our view of the home”). That is a narrative, put together with fixed rules. It gives the overall picture, what takes priority and what could not be assessed. It also covers the costs per timeframe and the next steps.

Each chapter gets a conclusion. Want to say it differently? Replace a paragraph with your own text.

Your firm adapts the standard texts under Teksten (“texts”). There you can also hide answers or add your own.

How do the costs get into the report?

Each defect gets an amount, or a reason why there is no amount. Keursnel uses 1,176 rates: fixed amounts and prices per m², per unit or per linear metre.

Each amount has a timeframe: within 1 year, within 5 years or improvement costs. The cost overview sets out the costs per chapter and per timeframe.

Is an amount wrong for this home? Set your own amount and your own timeframe. Keursnel records the deviation and the reason.

Your firm sets its own prices under Tarieven (“rates”). Or you adjust all standard rates in one go with a percentage, for example 2.5%. Anything you leave untouched follows the Keursnel default.

Under Tarieven you also see where each rate comes from. For now, all rates are still provisional, so check them for your own area.

All totals come from one list of cost lines, so every total matches the line items.

The NHG annex, for mortgages with NHG (the Dutch National Mortgage Guarantee), follows from the same costs, with the codes and cost layout of the NHG model. You do not fill it in separately. Improvement costs and items without an NHG code are shown separately, so the annex matches the cost overview.

What the NHG model asks and how Keursnel fills it in is explained on the NHG building inspection report page.

How do you prevent mistakes before you deliver?

Before you deliver, Controle (“check”) reviews the whole inspection. A blocking issue stops the delivery. A warning does not stop anything, but you do see it.

In the input screen, you see “Let op” (warning) next to the row and for each chapter. The check bar takes you through all the points, with Previous and Next buttons.

The template has 76 rules for answers that do not fit together. There are also rules for required additions and for costs that belong elsewhere.

Examples of what the check reports:

  • Blocking: a row without an answer, or a defect without an amount and without a reason
  • Blocking: an amount without a timeframe, or a missing address
  • Warning: answers that contradict each other
  • Warning: costs that belong elsewhere, or no photo

What happens when you deliver?

With Opleveren (“deliver”), Keursnel creates a report version. It never changes again. Each version carries a checksum (SHA-256). If that checksum does not match, the app does not show the report.

If the inspection changes afterwards, you deliver again, as a new version. The report states what has changed since the previous version.

House style and online report: how does your client see the report?

With a paid plan, the report takes on your firm's house style: your logo, colours and fonts. You choose from 20 designs, including Klassiek (“classic”), and the content is the same in every design. With Rapportopmaak (“report layout”), you switch parts on or off and set the order. You can also put the app itself in your house style, for everyone in your organisation. In the free plan, the report is always Klassiek, with “Gemaakt met keursnel.nl” (“made with keursnel.nl”) at the bottom.

Your client can also read the report as an online report: a small website for each report. It has the same house style and design as the report. Its tabs are Overzicht (“overview”), Kosten (“costs”), Rapportage (“report”), NHG and Keuring (“inspection”). On a phone, the tab bar sits at the bottom. With Deel met de klant (“share with the client”), you create one secret link per report version. Your client does not need to log in. You can revoke the link, and you can see how often it has been opened.

Does it work for a firm with several inspectors?

Yes. You work in one organisation with three roles: main admin, manager and team member. The whole team sees the inspections. Colleagues can work in the same inspection at the same time.

A manager manages the team, the credits, the house style, the texts and the prices. For each team member, you set which inspections they see and whether they can deliver reports themselves.

Each new inspection automatically gets its own reference with a sequence number. The counter is on the server, so two inspectors never get the same number.

What do you look for when you choose reporting software?

Do not rely on a demo alone: it mainly shows what goes well. Also ask what happens to your data if you stop. Can you take your inspections with you, and in what form?

Also look at the price per inspection, and at what a free version can and cannot do. The Compare page sets Keursnel next to other software.

Then make a trial report of a home you know well. Check it with these questions:

  • Can you see for every sentence where it comes from?
  • Does every defect have an amount or a reason, and a timeframe?
  • Does the NHG annex match the cost overview, and do you see what falls outside it?
  • Can you carry on without internet, and is your work on the device protected?
  • Can your firm set its own texts and prices, and do they stay in place in a new version?
  • Can your client read the report easily on a phone?

Frequently asked questions

Does Keursnel use AI to write the report?

No. Every sentence comes from the template, from fixed rules or from your own text or your firm's. Ons beeld van de woning (“our view of the home”) also comes from fixed rules. You can replace any paragraph with your own text.

Can I use my own texts?

Yes. For a chosen answer, you set your own text, amount, timeframe or title. A main admin or manager can save a good answer as the firm's own answer. Your firm adapts the standard texts under Teksten (“texts”).

Is specific software required for an NHG report?

No. NHG asks a building firm to use NHG's Model bouwkundig rapport (model building inspection report). How you fill it in is up to you. NHG does not approve software; the lender checks the report.

Does Keursnel work with NEN 2767 condition scores?

No. Keursnel works with a rating per building element: good, adequate, fair, poor, further investigation or not assessed. Condition scores to NEN 2767 are not included.

Can I make the report as a PDF?

Yes, through the browser's print dialog. Choose “Save as PDF” there. Page numbers and a footer work in Chrome and Edge. In Safari and Firefox, the report prints without those margins.

Can I keep my inspections outside Keursnel?

Yes. You can save an inspection as a single file and import it again later. The main admin can also back up the whole organisation, and only they can import that backup again. Note: the backup is not encrypted.

Inspect without the hassle afterwards

Record the inspection on site. Keursnel works out the costs and creates the report with the NHG annex.
